Everything About a Pool Is Expensive

A heater is thousands of dollars. So is a resurfacing job, a liner replacement, or a deck that's heaving and cracking. Pumps and filters aren't far behind, and they all age at once because they were all installed at once.

Sellers rarely volunteer that the heater hasn't run in two seasons. Most buyers see clear water and a clean deck and assume the rest works.

Then there's the part nobody thinks about until it's theirs: the barrier, the gates, and the electrical bonding around the water. Those aren't maintenance items. They're the things standing between a curious four-year-old and a drowning, and between a swimmer and a live electrical fault.

We Look at the Whole System, Not Just the Water

We evaluate the accessible components of the pool or spa — the vessel and surfaces, the equipment pad, visible plumbing, electrical, controls, and the safety barrier — and operate what can be safely operated when conditions allow. We document every limitation plainly, because a closed or winterized pool can't be fully evaluated and you deserve to know that up front.

The Part That Isn't About Money

Barriers and gates. A pool barrier only works if it's the right height, has no climbable gaps, and has gates that self-close and self-latch every single time. Latching hardware fails quietly — a gate that catches most of the time isn't a barrier.

Electrical bonding. Metal components around a pool are supposed to be bonded together so there's no voltage difference between them and the water. When bonding is missing, damaged, or was never done properly, the result is a shock hazard in an environment where people are wet and barefoot.

Neither of these announces itself. Both are visible to someone looking for them.

What This Inspection Is Not

Stated plainly, so there are no surprises:

  • Not leak detection. We document visible signs of leakage at the vessel and equipment. We do not perform leak detection, pressure testing, or dye testing, and we cannot confirm whether a pool is losing water.
  • Not water testing. We do not test water chemistry or water quality.
  • Not underground plumbing evaluation. Buried lines aren't visible and aren't inspected.
  • Not a structural or engineering assessment. Visible conditions only.
  • Not a code compliance certification. We report observed conditions. Municipal compliance is determined by the authority having jurisdiction.
  • Limited by conditions. A closed, winterized, covered, or drained pool can't be fully evaluated. We document every limitation.

Closed for the Season?

A pool that's covered, winterized, or drained can't be operated, and much of the surface and equipment can't be seen.

If you're buying between fall and spring, raise it early. Ask whether the seller will allow the pool to be opened or the equipment energized for the inspection. If that isn't possible, you're accepting the pool as-is — and the first bill usually arrives in May.

What It Costs to Skip It

Pool equipment fails in the thousands, not the hundreds, and it tends to fail as a group because it was installed as a group.

Before closing, a dead heater or a cracked surface is a credit or a repair request. After closing, it's yours — along with a barrier that may not be compliant, which is both a liability and, in some cases, an insurance problem.

$195 against any one of those is not a close call.
