The two services are designed to work together. A technically sound house can still have poor finish work. And a house that looks perfect can still have technical defects.

What a Blue Tape Walkthrough Is Not

It is not a full home inspection. Mechanical, structural, electrical, plumbing, HVAC, roofing, and other major systems require the New Construction Inspection.

It is not a code inspection. We are documenting visible finish and workmanship concerns, not certifying municipal code compliance.

It is not a design review. We do not determine whether a material, color, layout, fixture, or finish choice is aesthetically desirable.

It is not a warranty inspection. This service is designed for the pre-closing stage. An 11-Month Warranty Inspection serves a different purpose.

It is not a guarantee of perfection. Cosmetic conditions can be subjective, lighting can affect visibility, and furniture, stored materials, construction activity, or incomplete work can limit access.

We don't perform repairs. We document observed conditions so they can be reviewed with the builder.

Timing Matters

The best time for a Blue Tape Walkthrough is when the home is substantially complete, cleaned, and close to final delivery.

Too early, and trades are still working through the house. That means the flooring may still be covered, cabinets may not be finished, trim may still be incomplete, and paint touch-ups may still be underway.

Too late, and you've already signed. The sweet spot is close enough to closing that the house is essentially finished, but early enough that the builder still has time to correct the punch-list items.

If possible, schedule the walkthrough before your builder's final buyer walkthrough. That way, you're not trying to discover issues while also listening to appliance instructions, warranty information, keys, remotes, and closing details.

What It Costs to Skip It

Most Blue Tape items are not major repairs. That's exactly why they're easy to ignore during the excitement of closing.
